Life Insurance

The premium is based on the applicable insurance rate, which varies depending on the Customer's age, loan tenure, and financing amount (plafond).

Fire Insurance

The premium is based on the applicable insurance rate, which varies depending on the loan tenure, type of building financed, and the building’s value.

Notary Cost

For credit plafonds of up to IDR 2 billion, no notary fee is charged. For credit plafonds above IDR 2 billion, notary fees apply in accordance with the notary’s prevailing rates and regulations.

Late Installment Payment Penalty

0.2% per day of the installment amount due.

Early Repayment

Partial or full early repayment made during the fixed interest period plus 2 years will be subject to a penalty of 4% of the amount to be repaid.

  1. Customers can own new shop house from developers who are partners of PT. BANK CHINA CONSTRUCTION BANK INDONESIA, Tbk.
  2. Customers are free to choose a variety of interest rates according to their repayment capacity.
  3. Customers can choose a fixed interest rate for up to 10 years for more certain installments.
  4. Customers can enjoy a loan term of up to 20 years.
  5. No fines/penalties for early repayment after the fixed period + 2 years.

 

RISK

Shop House Mortgage Loan Primary

  1. An increase in interest rates during the floating interest rate period can result in higher installments.
  2. Late installment payments will incur a fine and affect the customer's loan collectibility status registered with the Financial Services Authority (OJK), resulting in a lower credit rating. This applies to penalties for early repayment.
  3. Customers will be subject to a prepayment penalty fee if they make partial or full prepayments. The amount and period of the prepayment fee are stated in the credit agreement signed by the customer. Interest rate increases will affect the installment amount.
  4. Assets or property pledged as collateral can be repossessed by the bank if the customer fails or is unable to fulfill their obligations as agreed in the credit agreement.
  5. The developer is experiencing difficulties in constructing the project or unit, resulting in the customer being unable to obtain their unit on time.

 

REQUIREMENTS AND PROCEDURES

Criteria that must be met

  1. Indonesian citizens who are legally competent.
  2. Minimum age of 21 years at the time of credit application and a maximum age of 55 years at maturity for employees or 65 years for entrepreneurs and professionals.
  3. Minimum work experience of 2 years and permanent status for employees.
  4. Businesses that have been running for at least 2 years for entrepreneurs or professionals.
