Late Installment Penalty

0.2% per day of the installment amount to be paid.

Accelerated Repayment

Repayment of part or all of the credit made during the fixed interest period + 2 years will be subject to a fine of 4% of the amount to be repaid.

 

BENEFIT

House Office Mortgage Loan Secondary

  1. Customers may own and occupy the house office after the completion of the sale and purchase transaction and the credit agreement.
  2. Customers are free to choose from a variety of interest rate options based on their repayment capacity.
  3. Customers may opt for a fixed interest rate for up to 10 years to ensure more predictable installments.
  4. Loan tenure of up to 20 years is available.
  5. No prepayment penalty applies after the fixed interest rate period plus 2 years.

 

RISK

House Office Mortgage Loan Secondary

  1. An increase in interest rates during the floating rate period may result in higher monthly installment amounts.
  2. Late installment payments will incur penalties and affect the customer’s loan collectability status as recorded by the Financial Services Authority (OJK), which may negatively impact the customer’s credit profile.
  3. Customers will be subject to a prepayment penalty if they make either partial or full early repayment. The applicable penalty amount and period are stated in the Loan Agreement signed by the customer.
  4. The asset or property pledged as collateral may be repossessed by the Bank if the customer fails to fulfill their obligations as agreed in the Loan Agreement.

 

REQUIREMENTS AND PROCEDURES

Criteria that must be met

  1. Indonesian citizens who are legally competent.
  2. Minimum age of 21 years at the time of credit application and a maximum age of 55 years at maturity for employees or 65 years for entrepreneurs and professionals.
  3. Minimum work experience of 2 years and permanent status for employees.
  4. Businesses that have been running for at least 2 years for entrepreneurs or professionals.
