A loan extended to individual borrowers for the refinancing of a newly purchased house, shophouse, office house, or apartment, where the property is ready-for-occupancy and has a separate land certificate, and the Sale and Purchase Agreement was executed no more than 6 months prior to the date of the credit facility application.

Life Insurance

Late Installment Penalty

0.2% per day of the installment amount to be paid.

Accelerated Repayment

Repayment of part or all of the credit made during the fixed interest period + 2 years will be subject to a fine of 4% of the amount to be repaid.

 

BENEFIT

Mortgage Refinancing

  1. The customer may receive reimbursement for funds previously spent on purchasing the property or asset.
  2. The customer is free to choose from various interest rate options based on their repayment capacity.
  3. The customer may select a fixed interest rate of up to 10 years for more predictable installment payments.
  4. The customer can enjoy a loan tenor of up to 20 years.
  5. No penalty fees apply for early repayment after the fixed interest period plus 2 years.

 

RISK

Mortgage Refinancing

  1. An increase in the interest rate during the floating rate period may result in higher installment payments.
  2. Late installment payments will incur penalties and affect the customer’s loan collectibility status, which will be recorded by the Financial Services Authority (OJK), potentially damaging the customer’s creditworthiness. This is related to penalties/fees if early repayment is made.
  3. The customer will be charged a prepayment penalty if they repay part or all of the loan early. The amount and period of the penalty are specified in the Credit Agreement signed by the customer. Interest rate increases affect the installment amount.
  4. The asset or property pledged as collateral to the bank may be repossessed by the bank if the customer fails or is unable to fulfill their obligations as stipulated in the credit agreement.

 

REQUIREMENTS AND PROCEDURES

Criteria that must be met

  1. Indonesian citizens who are legally competent.
  2. Minimum age of 21 years at the time of credit application and a maximum age of 55 years at maturity for employees or 65 years for entrepreneurs and professionals.
  3. Minimum work experience of 2 years and permanent status for employees.
  4. Businesses that have been running for at least 2 years for entrepreneurs or professionals.
